A 2025 trend report, co-created by Aritco and Springwise, takes a look at how innovation in retrofitting is accelerating, offering practical solutions for making homes more energy-efficient while ensuring they remain accessible and comfortable for their inhabitants, including an aging population. To help homeowners, businesses and architects alike gain an understanding of the every-changing landscape of the build environment, we’re sharing a few key takeaways from this year’s report.

Retrofitting: A Global Imperative

According to the International Energy Agency (IEA), buildings account for one-third of global energy system emissions. While new construction can integrate sustainable solutions from the outset, much of the existing high-emissions building stock will remain for decades. Around 80% of the buildings we live in today will still be in use by 2050, so meeting climate targets will require significant upgrades to these buildings. Unfortunately, the retrofitting process has not progressed fast enough. The interim report from the Global Retrofit Index, published by sustainability advisors 3Keel, found that the current pace of retrofitting is insufficient to meet national net-zero goals, even in the G20 countries with the best performance.

In Britain, where some of Europe’s oldest and leakiest homes are found, the UK Green Building Council (UKGBC) reports that nearly 29 million homes will need to be retrofitted by 2050. On a global scale, the International Energy Agency (IEA) emphasizes that 20% of existing buildings must be renovated to be zero-carbon-ready by the end of this decade – a goal that is “ambitious but necessary.”

A key part of retrofitting is ensuring homes are equipped to meet the needs of an aging population. As life expectancy increases and people generally live healthier lives, the number of individuals requiring elderly care is set to rise. This growing demand for care presents a significant challenge, particularly with the cost of care homes steadily climbing. In response, many countries are introducing initiatives to help older citizens remain in their homes for longer. However, it’s worth noting that a large portion of these homes – about two-thirds – suffer from poor energy efficiency. Retrofitting these homes to improve both accessibility and energy performance is key to addressing these challenges and preparing for the future.
